Job Description:

The Senior Manager of Real Estate is responsible for providing a comprehensive strategy across all US Development for all title and real estate related matters during the development phase of renewable energy projects. Requires high degree of knowledge related to the overall US Development Pipeline and Strategic Development Initiatives.

 

This position reports to the Director of Real Estate, or another management personnel that the President/Senior Vice President of the Company may designate. This position is remote and working hours are Monday through Friday, from 8:00am to 5:00pm or 9:00am to 6:00pm local time. This position is expected to travel up to 15%.

 

Essential Job Function & Responsibilities

 

  • This position is responsible for managing real estate matters for renewable energy projects. This includes but is not limited to the following:
  • Managing title matters including preliminary searches, proforma negotiations, and obtaining all required endorsements and policies needed for financial closing.
  • Manage title insurance company relationships.
  • Commissioning and reviewing ALTA surveys.
  • Curing title matters needed for title policy issuance. This includes managing outside re-sources such as consultants and legal.
  • Lease preparation and review.
  • Execution of lease options and purchase options
  • Manage recordation of Option Memorandums, Easements and other real estate documents
  • Obtain all required easements and crossing agreements with support from project developer and Director of Real Estate.
  • Assist commercial team perform real estate diligence.
  • Assist Finance and legal group on real estate diligence:
  • Prepare real estate data room
  • Manage all negotiations with the title company
  • Obtain title policy and endorsements
  • Obtain all required estoppels, affidavits, or other required documents from debt and equity
  • Regular attendance, in accordance with company's attendance policy and supervisory assignment, is an essential job duty requirement for this position

 

Required Qualifications

 

  • Requires Minimum of ten (10) years of real estate paralegal experience or title company experience and at least 8 years of experience with title and survey related work (including review of title com-mitments, negotiation of title policies and title curative work), leasing, and real estate purchase and sale transactions. Paralegal certificate (or equivalent experience) required. Experience with real estate development projects, specifically renewable energy projects. Additional qualifications highly recommended:
  • Proficiency in drafting and reviewing real estate and title curative documents.
  • Experience in reviewing title work and surveys.
  • Strong organizational, time management, and oral and written communication skills.
  • High attention to detail.
  • Ability to prioritize and meet deadlines without sacrificing quality of work product.
  • Ability to work independently and collaboratively, depending on the situation.
  • Excellent interpersonal skills.
  • Proficient in MS Office Products, including Word, Excel, Outlook and PowerPoint.
  • Bachelor's degree preferred, but not required.
  • Requires excellent understanding of legal and real estate vocabulary.
  • Strong organizational, communication and management skills.
  • Able to demonstrate experience dealing successfully with peers, subordinates, manage-ment, and unaffiliated third parties
  • Detail oriented, creative, intuitive, accurate, hard-working, and professional.
  • Highly motivated self-starter, friendly personality, and good team player.

 

$150,000 - $175,000 a year

 

The anticipated starting pay range of this position, which is to be located in Irvine, CA is $150,000- $175,000 base salary per year.

 

The above-listed salary range is required by the California Pay Transparency Act and may differ depending on the location of those candidates hired nationwide. The salary range shared in the job description is for the listed position and only pertains to the candidate if they work in Irvine, CA. Actual compensation is influenced by a wide array of factors including but not limited to internal pay equity, skill set, education, licenses and certifications, geographic location, essential job duties and requirements, and the necessary experience relative to the job’s minimum qualifications. An additional discretionary bonus structure or incentives may be offered as part of the overall compensation package, in addition to the full range of medical, dental, and/or other benefits, dependent on the level and position offered.
