The Sales Specialist is also internally referred to as an Acquisition Manager. This person has a “Whatever-It-Takes” attitude and is willing to go above-and-beyond. The manager is willing to hustle and understand that his/her take-home-pay is based on performance. The Acquisition Manager has experience working on the phones, whether this experience is from real-estate sales or another type of phone sales. The sellers who work with us have a variety of difficult circumstances they are going through and they are needing a empathetic person to be able to understand and better articulate their current problem so that we can help craft a solution that helps this homeowner truly reach their desired end state. This is usually accomplished by selling their property to us, but we have other routes as well. So truly understanding the customers needs is crucial. You will need to focus on building trust and vulnerability because many of the people we help are needing assistant getting out of some of the lowest points in their life including, loss of loved ones, messy divorces, foreclosures, needing to move into assisted living or closer to family, and much more.
What does the role entail?
Prospecting:
• Networking, cold-calling, and related follow-up with the overall objective of generating
acquisition sales (Dials, and time on dials as KPIS)
• Prospecting for motivated sellers; The scope of work shall include, but not limited to:
Networking, social media activity, foreclosures, MLS Leads, Delinquents, Vacant, Probate list,
Pre-Auction List (KPI- 1 self generated appointment per month)
Acquisition Sales:
• All Actions Related to Property Acquisitions Sales Process
• Attend scheduled appointments to make a cash offer
• Refer prospects for listings post appointment. (2 referrals per week)
• When needed call prospects to further qualify seller motivation.
• Running comparable values;
• Meeting with Sellers as deemed needed;
• Processing and submission of all required paperwork; (95% of files submitted complete)
• Any and all other measures required to acquire properties (which shall be modified based upon
acquisition method utilized).
