KEY JOB RESPONSIBILITIES:
- Financial analysis of individual property performance;
- Perform competitive analysis of metrics on existing portfolio and competition;
- Develop and analyze existing investment and financial models with the ability to create new analytics;
- Underwrite existing assets to facilitate hold / sell / refinance decisions; and
- Participate in due diligence and overall transaction support.
- Involvement in the review and analysis of historical and prospective real estate investments related to NOI, cash flows, capitalization, and project specific returns. Investment opportunities include but are not limited to development, acquisition, disposition, redevelopment, and debt & equity capitalization/recapitalization.
- Performs business, financial, and operational analysis to impact top-line and bottom-line results and support management decision-making.
KNOWLEDGE AND SKILLS:
- Analytical thinker / self-starter / self-motivated
- Excellent organizational skills
- Detail oriented
- Ability to work on multiple tasks with multiple people
- 3 to 5 years of prior financial analysis, preferably in asset management of commercial real estate, real estate investment banking, or other applicable real estate background
- Strong verbal and written communication skills
- Strong computer skills
- High proficiency in Excel
The Acquisition Analyst will work independently to perform sophisticated land use and financial analyses, participate in due diligence, including concept land planning, environmental, utility system, title analysis and other key requirements.
The Acquisition Analyst will be deal-oriented and understand the dynamics and challenges of the local market in the current real estate climate. The successful candidate will have a solid background in land planning, zoning, law, and/or real estate. The candidate will also be able to demonstrate an understanding of how to take advantage of current trends and adjust acquisition analyses accordingly.
Qualifications
- A Bachelor's Degree or equivalent combination of experience and education. A Master’s Degree would be a plus
- Must have acquisition experience and proven success navigating through the unique obstacles inherent in the local market
- Experience in Acquisitions, Planning and Development
- Highly organized with solid analytical skills and understanding of complex financial analysis
The Real Estate Investment Analyst will work closely with the owner and others, focusing on: underwriting of new acquisition and development opportunities, proformas and scenario analysis, refinancing analysis, closing co-ordination, and document reviews. Responsibilities on deal transactions include closing checklist management, document review, proforma updating, budget and timeline management.
