Role Objectives & Responsibilities
The Eviction Specialist is responsible for understanding and following local eviction laws and practices, maintaining eviction progress, reporting on eviction progress, and supporting the collections team in facilitating eviction outcomes. The Eviction Specialist will be an internal resource to the Collections process to ensure that Sylvan Home Services exercises all available options to resolve evictions in a timely manner. The Eviction Specialist will perform all of the necessary research to identify where Sylvan Home Services eviction vendors may or may not be presenting or executing all of the available options for the timely resolution of evictions.
The Eviction Specialist's key responsibilities include the following:
Review the daily activity, schedules, and performance of the eviction process and provide feedback and guidance where improvements can be made to the collections leadership on internal and Sylvan Home Services vendor execution based on the research gathered by the municipality
Work with the team and independently to identify properties appropriate for eviction.
File evictions and see them through the entire process and communicate with the collections management team through resolution for Market and Section 8 properties.
Demonstrate knowledge of local and federal laws regarding notices, evictions, lockouts, etc.
Provide feedback to the Collections/Section 8 team where follow-up with local courts, attorneys, and clients as needed to ensure that eviction resolution occurs in a timely manner.
Requires the ability to review, classify, categorize, prioritize, and/or analyze data for proper eviction processing and provide guidance and recommendations.
Review all necessary reports/dashboards/systems daily to track goal progress and resolve any necessary account issues.
Provide updates to Collections/Eviction leadership on follow-up needed with Sylvan Home Services Evictions vendor on eviction progress until resolution.
Will be required to provide professional quality weekly/monthly reports on eviction trends and current eviction status
Serve as an internal distribution point for communication of scheduled lockouts, skips, court dates, writs, or return of possession dates/details to all appropriate team members, as needed.
Requirement Knowledge & Experience
A minimum of three years of eviction/collections experience
A bachelors degree in accounting, finance, law, or a related field is preferred
Experience with Microsoft Office is required, with a strong emphasis on Excel. The candidate must be able to maintain spreadsheets and perform analysis of the data, including basic pivot table functions.
Knowledge of local and federal laws regarding notices, eviction, lockouts, etc., required
Knowledge of Propertyware preferred
