Job Description:

Sage Development LLC is a real estate investment firm focused on sourcing, acquiring, and rehabilitating real estate properties across Western and Central Montana. Our goal is to maximize value through strategic investments, whether by buying properties into our portfolio, managing the rehabilitation of those properties, and managing real estate assets long term. We are seeking a highly organized and detail-oriented Real Estate Acquisition Assistant to assist the Developer as the company grows.

Position Overview:

As the Real Estate Acquisition Specialist, you will play a critical role in overseeing the entire lifecycle of our real estate investments, from deal origination to project completion and financial management. Reporting directly to the Developer, you will participate intimately in the acquisition process, oversee rehab projects, and handle basic accounting for projects to ensure accurate financial tracking and reporting.

Key Responsibilities:

Deal Origination:

  • Collaborate with realtors and engage in direct marketing efforts with property owners to generate deal flow.
  • Identify potential real estate targets using internal financial metric criteria.
  • Perform preliminary financial analysis and produce initial project models within 24 hours of identifying new targets.
  • Assist the Developer in securing properties under contract by facilitating the necessary steps to diligence and purchase target properties.

Project Management:

  • Upon contract execution, solicit bids from existing and new contractor network, produce detailed analysis, forecasts, and estimations for rehab and construction projects.
  • Schedule contractors and coordinate with suppliers to obtain bids and estimates prior to closing.
  • Upon closing: Manage contractors and suppliers to ensure projects meet target deadlines and budgets.
  • Perform minor tasks as needed to keep projects on track, including shopping for materials, hiring misc. contractors and supervising the completion of punch lists.
  • Coordinate the handoff of completed projects to in-network or new property managers.

Accounting Functions:

  • Manage all financial aspects of the project, including tracking budgets and expenditures.
  • Prepare and maintain detailed financial reports for each project, ensuring accuracy and timeliness.
  • Handle accounts payable and receivable, including processing payments to contractors and suppliers and using DocuSign to obtain signed lien waivers.
  • Reconcile project expenses and ensure all financial transactions are accurately recorded.
  • Collaborate with the Developer to prepare financial forecasts and budget reports.

Administrative and Coordination:

  • Maintain an up-to-date list of targets and review them with the Developer on regular intervals.
  • Produce and manage detailed budgets, calendars, and timelines for each project.
  • Facilitate the transfer of utilities and set up banking, insurance, and warranty services for newly purchased properties.
  • Approve contractor work, submit payments, and manage reimbursements.
  • Communicate with the property manager to ensure a smooth transition upon project completion.

Expectations:

  • Maintain a priority to do list with the Developer, participating in weekly meetings with the developer until trained, and maintain an ongoing priority list.
  • Ensure all requests from the Developer are addressed within a 24-hour turnaround time unless specified otherwise.
  • This is a remote work position targeting projects in Western and Central Montana. You’ll be provided a company laptop with software. Employees are expected to clock in/clock out remotely.
  • Periodic travel approximately 3-5 days a month depending on requirements.

Qualifications:

  • You must love spreadsheets! Proven experience working with MS Excel, email, text message and MS word.
  • Excellent organizational skills and multitasking abilities.
  • Strong interpersonal skills and the ability to build and maintain relationships with realtors, contractors, and suppliers.
  • Hands-on problem-solving approach and willingness to take on varied tasks to ensure project success.
  • Valid driver’s license and ability to travel as needed for project needs.
  • A bachelor’s degree in accounting, finance, business management preferred

Compensation:

  • Up to $35/hr. full time base compensation DOE for first six months. Addition of bonus structure thereafter - based on performance.
  • Travel expenses covered by the company. Employee credit card supplied. Rent cars for travel.
  • Monthly direct deposits.
