About the Role: The Vice President of Real Estate will lead a team to manage the real estate strategy, analysis, negotiation and selection of Grocery Outlet’s new stores, relocations and expansion programs. The VP of Real Estate will report to the Chief Store Development Officer.

Responsibilities Include

  • Plan and execute real estate strategy to open target number of profitable stores
  • Manage, train, and develop real estate talents to become experts in deal negotiations for new sites as well as sites approved by the company as lease renewals, store expansions, modifications and surplus store space available for sublease.
  • Responsible for locating and evaluating possible multi-market store site locations for availability, property value, access, zoning, development obstacles, timing, etc.
  • Responsible for managing Supply Chain Distribution real estate across the organization.
  • Oversee all existing store renewals across the organization
  • Responsible for the coordination of all legal documents needed to lease or sublease properties.
  • Coordinate communication between Real Estate Department staff, outside brokers, Regional Managers and the Real Estate Committee to analyze and define existing and targeted trade areas.
  • Oversee the securing of information required for new store site submittal packets and the proofing thereof for the Real Estate Committee.
  • Oversee the research and evaluation of pertinent date related to trade areas and specific sites, i.e. population, incomes, white-collar percentages, visibility, competition, co-tenancy, growth trends and sales potential.
  • Responsible for preparing presentations for the Real Estate Committee for approval including but not limited to the following: recommendations, signed deal letters, potential store sites, renewal options, store expansions, and landlord disputes.
  • Direct all negotiations with brokers, developers, attorneys and property owners issues such as position and presence within the center for each site while upholding the company’s standards.
  • Maintain excellent communication and working relationships with real estate brokers, owners, landlords, attorney, architects, real estate representatives of other retail tenants and local government officials.
  • Responsible for the development of capital budgets for the Real Estate department.
  • Participate in the development and implementing of the Strategic Plans, Goals and Objectives of Grocery Outlet Inc.
  • Perform other duties as assigned.

About The Pay

  • Base Salary Range: $200,000 - $225,000 Annually

About You

  • Minimum of 10 years’ experience in leading a real estate related functional area with 5+ years in Retail Real Estate.
  • College degree and Real Estate brokers license preferred.
  • Excellent organizational, analytical, written, and oral communication skills required.
  • Experienced in negotiating commercial leases.
  • Thrive in a fast paced start-up like environment
  • Strong knowledge of United States Real Estate network.
  • Working knowledge of construction and property management.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence.
  • Ability to calculate figures and amounts such as discounts, interest, and volume. Ability to apply concepts of basic algebra and geometry.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several variables in situations.
  • Ability to deal tactfully and effective with brokers, landlords, attorneys, architects, local government officials, sub-lessors, vendors, independent operators and all Grocery Outlet employees.
