Job Description:

We are seeking an Assistant Property Manager to join our leasing team. The ideal candidate will assist in the day-to-day operations of our properties, ensuring a positive experience for residents and supporting property management activities.

Duties:
- Assist in leasing houses, duplexes and other rental units, including showing units to prospective tenants and processing applications
- Handle tenant inquiries, complaints, and emergencies in a timely and professional manner
- Conduct move-out inspections
- Support marketing efforts to attract new tenants and retain current ones
- Make sure that all our vacant properties are well secured, super clean and ready for showing

- Create work orders for our maintenance crew if repairs are needed
- Conduct property tours and open houses
- Post and update vacancy listings
- Communicate with prospective tenants who inquire about our vacancies
- Answer questions about the application process
- Help screen and vet applicants to ensure they meet our screening criteria
- Congratulate applicants when they qualify
- Review move-in forms submitted by new tenants
- Conduct all business in accordance with Green Keys’ policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws
- As a back-up person, occasionally pick up, scan mail, and upload scanned bills to AppFolio
- Visit post office from time to time to mail or pick up letters

Qualifications:
- Bachelor's degree from an accredited college or university
- At least 2 years of property management / leasing experience
- Working knowledge of AppFolio property management software
- Knowledge of property leasing processes and procedures
- Strong negotiation and conflict management skills
- Familiarity with property maintenance practices
- Understanding of Section 8 housing regulations is a plus
- Excellent phone etiquette and customer service skills
- Ability to maintain organized files and documentation

SCHEDULE:
Flexible – You select which 20 hours you work during the week
Note: Most helpful schedule would be Tuesdays and Wednesdays
Willingness to show some properties after hours or on Saturday afternoons

LOCATION:
Work from home
Drive to properties around the Portland Metro Area

BENEFITS:
Reimbursement of miles
No other benefits, as you will be a 1099 independent contractor
